Additional Non-Optional Fees and Charges

Introduction Only Service

This service is used by Landlords who instruct us to market the property, to market the property, carry out viewings and to find/reference new tenants. We have no ongoing duties after the tenant has taken occupancy and the tenancy has started.

Fee

75% plus VAT (90% inc VAT) of the first months rent.
This fee is deducted from the first months rent that we will collect.

In addition to marketing, viewings, finding and referencing new tenants, the fee includes;

Preparing and issuing of the Tenancy Agreements.
Holding and registering the Tenancy Deposit.
Organising and preperation of an independent ingoing Inventory & Schedule of Condition.
Preparing an indpendent outgoing Check Out report.

RENEWAL CHARGE: £84 (£70 plus VAT)

Let & Rent Collection Service

This service is as the Introduction Only service, plus the added benefit of us remaining as your agent for the entire tenancy, remaining in between the Landlord and the Tenant, and collecting/paying the rent across to you*. The fee is deducted from the rental income as payable (typcially monthly);

Fee

58% plus VAT of the first months rent for the first month, then;
9.6% incl VAT (8% plus VAT) of each subsequent months rent. Inclusive of;

Preparing and issuing of the Tenancy Agreements.
Holding and registering the Tenancy Deposit.
Organising and preperation of an independent ingoing Inventory & Schedule of Condition.

RENEWAL CHARGE: £84 (£70 plus VAT)

Full Managed Service

This is a service used by Landlords who wish us to carry out the Let & Rent Collection Service, with the added benefit of periodic inspections on the property and greater involvment in maintenance and property issues. This fee is deducted monthly, from the rental income.

Fee

60% plus VAT of the first months rent for the first month, then;
12% incl VAT (10% plus VAT) of each subsequent months rent. Inclusive of;

Preparing and issuing of the Tenancy Agreements.
Holding and registering the Tenancy Deposit.
Organising and preparation of an independent ingoing Inventory & Schedule of Condition.
Preparing an independent outgoing Check Out report.
